Historic Denver Housing Shift – Detached > Attached $/SqFt

I’ve updated my previous post with more info. This one shows how the historic price difference (Spread) between Detached and Attached properties began to collapse in 2024. This lead to Detached Properties now surpassing the Price/Sqft of Attached Properties. First time in over 10+ year!

Why?
In the past two years, insurance premiums for attached structures have skyrocketed nationwide, forcing HOAs to dramatically raise monthly dues. -> This destroys the 𝗮𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗶𝗹𝗶𝘁𝘆 aspect that normally makes attached homes attractive. (graphic 2)
As the Attached inventory sits longer, it grows to become a larger percentage of available inventory.
